Homeowners on a beautiful lakeside property in Ontario NY were looking to get their roof inspected. Due to the property’s proximity to the lake, there’s an increased risk of water damage from storms and lake effect snow. Our experts were called to inspect the home and determine the best course of action. Initial Roof Inspection During the initial inspection, one of Stellar’s roofing experts, Trevor noted a few issues that could cause problems long term. If these problems were left unaddressed, they could lead to interior damage from leaks and moisture. One of the major concerns Trevor noted early on was the presence of moss along some of the edges of the chimney. This indicated that there was a high amount of moisture buildup under the roof’s shingles. While the moss was only showing up visibly along the chimney, this problem was only going to grow in the long run, and spread across more of the roof. Another reason for concern was the presence of dark spots on several sections shingles. This indicated that there was algae growing along the roof. Once again, this is a key sign that that the roof was holding in a lot of water. It also indicated that there was likely damage to the decking underneath the roof. Once further inspection was done to the soffits and facia, our expert brought this report to the customer. Roof Replacement After discussing these findings with the customer, Trevor and the customer discussed the best course of action. A decision was made to move forward with a complete roof replacement. Our project manager mapped out a plan that would ensure the highest quality results for the customer. The team first started with a full shingle removal. This part of the project involved peeling off the existing damaged shingles entirely. To ensure the house was protected, a tarp was put down to prevent any shingles from falling onto the home’s siding or windows. This also sped up the cleanup process at the end of the project. The shingles fell onto the tarp rather than the lawn, ensuring that the lawn would remain clean throughout the process. Once the shingles were completely removed, our experts gave the entire roof a decking inspection. This was done to ensure any water damaged decking could be removed and replaced with new sturdier wood. Once the decking was replaced, the team began the installation of an Ice and Water Barrier. This would provide additional protection to the decking to prevent water damage. A Rooftop Guard Synthetic Underlayment was added as additional protection. After the initial layers were installed, it was time to add the shingles to the roof. The team chose the IKO Dynasty Shingles due to their industry-leading quality and longevity. The customer was able to pick from a variety of color choices, and ended up going with IKO’s Shadow Brown color that paired with their home’s brick walls nicely. As a final measure of protection against further water damage, flashing was installed around chimneys and skylights to keep them sealed off from rain and storms. Ridge vents were also installed to provide better ventilation to the interior of the home and prevent moisture build up long-term. Drip edge flashing was also applied to the edges of the roof to help control the flow of water away from the fascia and into thegutters. Completed Result When the project was finished, our customer was able to have the peace of mind that their roof would be protected from water damage for years to come.
