Initial Inspection Our team arrived promptly to assess the situation. Patrick, one of Stellar’s Roofing Experts, visited the home and began a thorough roof inspection. He began by taking a look at the exterior of the roof, making note of any signs of water damage such as dark spots. He also took note of the ice damming issues the home was facing, taking into account the effects this would have on the roof’s overall integrity. Next, Patrick took a deep dive into the home’s attic. From here, he could notice any places where the leaks were beginning to form from. He was also able to start examining the underlying decking of the home. One thing that stood out to him was the amount of dark spots on the decking underneath the shingles. This indicated not only the sources of active leaks, but the presence of black mold, which would put the homeowners at serious risk of illness if left unchecked. It was clear that the entire roof needed an overhaul. Project Plan Patrick met with the homeowners to go over the report. While the homeowners had known about the damages, the Patrick was able to spot leaks and other concerns in their attic that they weren’t aware of. After a full discussion about their goals for the home, a decision was made. Because the homeowner planned to stay in the home for a long time, and wanted a roof that would last, they decided they would get a metal roof installed. Stellar recommended installing a standing seam metal roof. Standing seam roofs are designed for durability and longevity, ensuring that they’re worth the investment of a metal roof. The homeowners also chose textured black for their roof color, which would create a nice contrast between the white siding of their home. Then, our project managers began writing on a plan to get the roof installed in a short amount of time. Roof Replacement The team began with a complete removal of the old roof. Every shingle would need to be taken off to reveal the decking underneath, where some of the major leaks and black mold had begun to form. This process took a full day, before the next steps could begin. When the decking underneath was completely visible, the team removed the decking to install new wood. This would solve the leaking issues under the decking, and get rid of any black mold. With the new decking in place, the team was able to get started on the installation of the standing seam metal roof. After placing down two layers of underlayment, the team installed custom drip edges to the roof, which would help hold the standing seam metal panels in place an prevent them from flapping in the wind or strong storms. Then, the 26-gauge metal panels were installed using clips and nails. Ridge caps were installed on the top of the roof. Finally, the team installed snow bars over every doorway, as well as ice guards, to break up ice in the winter and prevent large chunks of ice from forming and causing damage to the property. The Finished Product When the team finalized everything, they cleaned up any debris or trash on the property. Magnets were used to scan the lawn and remove any nails that might have fallen during installation. Finally, it was time to give the homeowners a look at their brand new roof.
